deck framing tampa
Almost every deck failure we are called to started underneath. A ledger board flashed badly lets water into the house wall. Undersized footings settle in sandy soil and the deck follows. Hardware that was fine inland corrodes near the water. None of it is visible from the surface, which is exactly why it gets skipped on a cheap build and why we quote it explicitly.
In the years we have been pulling decks apart, almost none of them failed at the surface first. They failed at a ledger that was never flashed, at footings that settled in sandy fill, or at hardware that was never specified for how close the house sits to salt water. The boards were the symptom.
Footings sized for the soil actually found, which in a lot of recently developed areas is placed fill that has not finished settling. Joist and beam sizing to the span, so the deck does not bounce and boards do not cup. The ledger where the deck meets the house, flashed so water runs out rather than into the wall - the most expensive detail on the whole structure when it is wrong. Hardware chosen for the location, because inland galvanised near brackish water is a countdown.
None of it is visible when the job is finished, which is precisely why it gets skipped on a cheap build and why we quote it explicitly. It is the same work whether the surface ends up composite or wood, and it is what a rebuild is mostly paying for.
Settling fill in Riverview and Wesley Chapel, corrosion in Apollo Beach, and older structures in Tampa, Carrollwood and Lutz.
How long does it take? Varies. Footings add curing time before framing can continue.
These come up on the same job more often than not:
Soft boards, rusted fasteners and sagging joists - we check the frame before quoting the surface.
