Deck builders - Hillsborough County
Valrico runs to larger lots and more mature tree cover than the newer suburbs around it, and that changes the brief in two ways. Shade means pressure-treated is a more reasonable choice here than on an exposed lot, because the sun is not doing the same damage. And bigger gardens mean more multi-level decks and detached structures - pergolas, screen rooms and platforms away from the house rather than bolted to it.
Valrico has larger lots and considerably more mature tree cover than the newer suburbs nearby, and that single fact changes the material conversation. Where an exposed lot in Pasco County makes wood hard to justify, a properly shaded Valrico garden slows UV damage enough that pressure-treated becomes a reasonable choice again. It still needs sealing - just not punishingly often.
The other consequence of bigger gardens is that not everything has to attach to the house. Detached platforms, pergolas and screen structures out in the garden avoid the ledger connection entirely, which removes the most failure-prone detail on a deck. On larger Valrico lots that is often the better design as well as the more durable one.
Mature trees do bring their own constraint: roots decide where footings can go, so the footprint gets settled after we have looked at what is growing near it.
