Deck builders - Hillsborough County
Tampa proper covers a century of housing and three quite different deck problems. The bungalows in Seminole Heights and Hyde Park have small elevated porches on older framing, often with a ledger detail that predates modern flashing practice. South Tampa runs to waterfront and canal lots where hardware corrosion decides lifespan. And the newer infill has slab-on-grade houses where a deck is a ground-level structure over sandy soil rather than an elevated one.
Tampa proper is really three different deck markets. The bungalows of Seminole Heights and Hyde Park have small elevated porches on framing that predates modern flashing practice, so the house connection is usually the first thing we look at. South Tampa runs to canal and bay frontage where hardware corrosion, not the timber, decides lifespan. And newer infill sits on slab, where a deck is a ground-level structure over sandy soil rather than an elevated one.
The same square footage produces genuinely different numbers across those three, because the work is in different places. On the older stock it is the ledger and flashing. On the water it is hardware specification. On slab it is footings in sand and getting the height right against the door threshold.
All of it: composite, pressure-treated, screen rooms, docks, pergolas, repair, framing and stairs and railings. Composite dominates on exposed elevations, wood still makes sense in the shaded older neighbourhoods, and waterfront brings its own permitting.
